How do we identify the perfect home?

A house is probably the biggest purchase you will ever make. Therefore it is no surprise that most people will put more time and effort in choosing the perfect home than they will into other purchases. Of course in order to do that you have to know what to look for in order to indentify the perfect home. There are a few basic rules that should put you on the right track.

The first thing that you are going to want to do in order to find the perfect home is to determine how much you can afford to spend. There is little value to spending time looking at houses you can't afford. The easiest way to figure how much you can afford is to get pre-qualified for a mortgage. Most realtors will require you to do this before they start working with you anyway so this is a good place to start. You do however need to keep in mind that just because you are pre-qualified for a certain amount doesn't mean you can actually afford that amount. Make sure that you base your decision on how much you can actually afford each month.

The next thing that you are going to want to do is to make a list of things that you need in a home. If you have five kids a three bedroom house is probably not a great choice. Therefore you are going to want to compile a list of things like the number of bedrooms, or bathrooms or the size of the yard or any other feature that you need to have in a house. This will limit the houses that you will need to look at by eliminating all of the ones that don't meet this criteria.

The next thing that you are going to want to do is make a list of the things that you would like to have in your home. These are the features that are not essential but that you would like to have. This could include things, like the number of stories, a fireplace or even the age of the house. Keeping these in mind will be a good starting point but you may need to be flexible on some of these features.

The final consideration may well be the most important; you are going to have to think about the location of the house. In most cases the location will be the most important factor. In general you want to buy a house in an up and coming area rather than an area that is in decline. This should help to ensure that the value of your home increases rather than decreases. While you will probably be able to get a bigger and a nicer house if you choose to live in a less desirable neighborhood since prices will be lower, this is generally not a good idea.
